Booking and Reservations

How do I book a property?

You can book directly through our website by selecting a property, choosing your dates, and completing the booking form. You'll receive instant confirmation via email with all the details you need for your stay.

Is there a minimum stay?

Most properties require a 31-night minimum stay. Check the specific property details for exact requirements.

How far in advance can I book?

You can book up to 12 months in advance. We recommend booking early for holiday periods and peak ski season to ensure availability.

Do I need to pay a deposit?

Yes, a deposit of 50% is required at booking. The remaining balance is due 30 days before your arrival. Full payment is required for bookings made within 30 days of arrival.

Pricing and Discounts

Do you offer discounts?

Yes! We offer discounts for extended stays (7+ nights), last-minute bookings (when available), and have seasonal promotions. Contact us or check our website for current offers.

Are there additional fees?

Nightly rates include most amenities. Additional fees may include cleaning fees and local taxes (TOT). All fees are clearly disclosed before you complete your booking.

What payment methods do you accept?

We accept major credit cards (Visa, Mastercard, American Express, Discover) and electronic transfers. Payment is processed securely through our booking platform.

Property Features and Amenities

What's included in the rental?

All properties include fully equipped kitchens, linens, towels, WiFi, and basic amenities. Most properties also feature washers/dryers, TVs with streaming services, and outdoor spaces. Specific features and amenities are detailed on each property page.

Are the properties wheelchair accessible?

Accessibility features vary by property. Please contact us to discuss specific accessibility needs, and we'll help you find the best property for your requirements.

Is WiFi included?

Yes, all properties include complimentary high-speed WiFi. Network information is provided in your welcome packet.

Do properties have air conditioning/heating?

All properties have heating. Air conditioning availability varies by property - check individual listings for details. Mammoth Lakes' mountain climate typically stays cool even in summer.

Policies

Are pets allowed?

Several of our properties are pet-friendly. Other properties have no-pet policies to accommodate guests with allergies. Please check individual property details and contact us if you have questions.

Is smoking allowed?

All properties are strictly non-smoking. Smoking is only permitted in designated outdoor areas. A $250 deep cleaning fee applies if smoking occurs inside.

Can I host events or parties?

Our properties are for registered guests only. Large gatherings, parties, and events are not permitted without prior written approval. Quiet hours are 10 PM - 8 AM.

What is the maximum occupancy?

Maximum occupancy varies by property and is strictly enforced for safety and insurance purposes. Check each property listing for specific occupancy limits.

Arrival and Departure

What time is arrival and departure?

Standard arrival time is 4:00 PM and departure is 11:00 AM. Early arrival or late departure may be available upon request (subject to availability and fees).

How do I get the keys/access code?

You'll receive detailed arrival instructions via email 48 hours before your arrival, including access codes or key pickup information. Many properties feature keyless entry for your convenience.

Is there parking available?

Yes, all properties include designated parking. Space availability varies - check your property listing for details. Street parking may be limited in winter due to snow.

During Your Stay

Who do I contact if I have issues during my stay?

We provide 24/7 emergency support. Contact information is included in your welcome packet. For non-emergencies, email us and we'll respond promptly during business hours.

Are cleaning services provided during my stay?

Properties are professionally cleaned before your arrival. For stays longer than 7 days, we can arrange mid-stay cleaning for an additional fee. Contact us to arrange this service.

What if something breaks or isn't working?

Please report any issues immediately so we can address them quickly. We have local maintenance partners who can respond promptly to resolve problems.

Cancelations and Changes

What is your Cancelation policy?

All reservations are made for a fixed term and are non-cancelable. If plans change, guests may request an early departure; however, financial responsibility for the lease remains in place.

If a tenant vacates early, rent and applicable charges continue until a new tenant occupies the unit or the lease term concludes.

In line with California Civil Code §1951.2, we make prompt, good-faith efforts to re-rent the property at fair market value.

Any approved early termination may include a reasonable re-letting fee and costs associated with preparing the unit for a new occupant.

We aim to be fair and responsive while maintaining the integrity of all reservations.

Can I change my reservation dates?

Yes, date changes are subject to availability. If you need to modify your dates, please contact us ASAP. A charge may apply.

Do you recommend travel insurance?

Yes! We strongly recommend purchasing travel insurance to protect your investment in case of unforeseen circumstances, illness, or emergencies.

How far are properties from ski resorts?

Our Mammoth Lakes properties are within 5-15 minutes of Mammoth Mountain Ski Resort. Exact distances are listed on each property page.

What activities are nearby?
